How to Know If Your Real Estate Marketing is Effective
The only way to answer this question is with testing.
Without testing, you are wasting your marketing budget, and reducing your number of leads.
This of course means less closed deals, and less profits.
To determine which methods of marketing are being effective may take a couple different forms of testing, depending on your marketing methods.
If you are leaving a lot of fliers, business cards, and other handouts which includes your website, you will need to track results on your site.
This can only be done by having different landing pages for each marketing method.
This can be done very simply by having identical pages, but with multiple addresses.
Then it is simply a matter of comparing the logs and reports from your website to see which page is getting the best results.
Most times, we are not nearly as interested in getting people to our website, as we are on having our phone ringing.
The best method of tracking incoming phone calls is to have multiple phone numbers.
This does not mean multiple phones, unless you are so inclined.
You could use many services, such as Skype, which will allow you to setup a phone number, and forward it to your main business phone.
You will be able to check the phone logs for each of these unique phone numbers to see which one is receiving the highest call volumes.
Use a unique phone number for each of your separate marketing campaigns.
Some people try to do their phone testing using different extension numbers, but expect your results to be less effective.
Many people will never dial or request an extension.
Plus, adding an extension number to your bandit signs may reduce their effectiveness.
People have a hard enough time remembering the number as they drive by.
Don't confuse the issue, keep the numbers simple and memorable.
Once you have collected some actual results from your testing, you will be able to quickly see which methods produce the highest amounts of your leads, and which ones are also the highest quality.
You may discover some methods generate no leads, or their cost far exceeds the profits of leads they generate.
This is your opportunity to reshuffle your marketing budget to become more effective, and generate more leads.
Throw away your methods which are wasting your time and money.
Focus your efforts on the real winners in your marketing arsenal.
Don't forget, even making minor changes in colors, font styles, sign locations, all can lead to new opportunities for testing, and improving your marketing.
Seeing the results of your efforts in increased leads, will make you smile every time you review those test results.
You'll know your marketing budget is being spent wisely, and effectively.
As we all know, more leads equals more closed deals, and more profits.
Use your new knowledge of which methods are effective to build your business.
