So you have decided to sell your house and you have decided that you need an agent to help you get rid of it and for the right price. This is a very good idea because you want to make sure that you do not make any mistakes that will not just cost you money but time as well. Besides, the real estate market is hard to understand so going at it on your own can be very confusing and you might not get the deal you want from the buyer. However, you also need to understand that not all agents are made the same way and some of them are exceptional while others are just downright awful. If you already have an agent and you feel that something may be off, what you need to do is take a look at some of the red flag behaviour below so you can tell if it is indeed time to dump that agent and look for someone better.

Remember, that agent will be getting a commission from you when the house gets sold and wouldn't you want the money to go to someone who actually deserves it? The answer to that is "yes" so please take a look at the list below so you can decide if your agent is more trouble than he is worth and if you should start looking for a new one that will actually be of use to you.

Red flags
  1. The agent doesn't listen to you- the job of an agent is to find out as much as he can about you and the property so he can sell it better. If the agent you have now doesn't know anything about your or the property, he will not be of much help and you are better of looking for someone else to help you out. For buyers who have hired agents, one who never listens to your requests or considerations is somebody who should not be trusted so look for another person to do business with ASAP.
  2. Doesn't have enough experience- most successful real estate agents will tell you that there is a part time job that requires them to pay close attention to details and working with someone who doesn't have too much experience may be a mistake. They might miss crucial details make you miss out on great chances. The same thing goes for agents that work part time. According real estate Zetland agents, they may not have the time to look at listing and may sometimes lack the drive.
  3. Doesn't keep in touch- between an agent and a client, there has to be a sense of trust and there will be no sense of trust if there is no communication. If you find that your agent doesn't keep in touch with you or doesn't bother giving you updates, you need to look for someone new. An agent that doesn't keep in touch doesn't have your best interests at heart.
