License Types

• Manufactured home dealers in Texas must be licensed. Buyers should make sure anyone selling a home they are interested in has one of the following licenses: broker, retailer (used homes only), retailer/installer (new and used homes and installation), or retailer/broker/installer (sell and/or broker new and/or used homes and installation).
  
  

Choosing Home

• If you choose an existing manufactured home for sale already on land (and you are purchasing the land as well), you can purchase it from someone with a broker or retailer license. You can find these homes using online real estate search tools. If you want to purchase a new home, you can visit a dealer --making sure the dealer has an up-to-date license as a retailer/installer or retailer/broker/installer.
  
  

Inspection

• Inspections are critically important in any home purchase, new or existing. A special course for manufactured homes is available for Texas inspectors. Buyers must make sure their inspector has taken this course as some structural components will differ from site-built homes.
