    • 1). Find a plot of land you would like to rent. Look for signs along the highway or check the local newspaper classified advertising and Craigslist.

    • 2). Contact the owner of the property. Check with the county assessor or look at property records for the county to get the name and address of the owner, if necessary.

    • 3). Discuss the property and the purpose for the rental. Be sure that the owner approves the intended use. Discuss cash rental or crop share or some combination of the two, as suggested by "Farm Industry News."

    • 4). Establish a starting date and length of time you and the landlord agree upon for the lease, and if you intend to make improvements, establish an option to renew.

    • 5). Negotiate a price for the lease and a due date for payment.

    • 6). Agree that the landlord will keep taxes and indebtedness current and paid. Agree on the use of chemicals on the property, if you intend to raise crops. Agree on equipment storage and general appearance of the property.

    • 7). Use a standard rental agreement or lease form suitable for your state and make changes for your situation. Seek the services of an attorney if you are not comfortable with changing a lease form to suit your purpose.

    • 8). Have the lease signed by the landlord and sign it yourself to make a valid contract. The understanding and acknowledgment of terms will be in writing to protect you both.
