Home Sellers - Are You Out Of Touch?
1) "I have the best house" Even though your home has not sold yet you still think you have the best home on the market in your price range.
2) "My home is a bargain" The real estate market is pretty efficient.
If a home is priced aggressively it will stand a good chance of selling.
There is nothing wrong with a home that price cannot fix.
If your home has been on the market a long time your home is overpriced.
3) You don't care about your competitors You ignore the other homes on the market.
You aren't interested in seeing them or even looking at photos of them.
Your home is the best.
You will not adjust your marketing or price based on your direct competition.
4) Your home needs more advertising Price is not the problem in your head.
Your home has not sold because it has not been advertised enough or your Realtor has not done enough open houses.
Advertising an overpriced listing just helps your better priced competition.
Buyers look at more than one home.
5) "We made some great improvements" You may have updated your home but you won't always get dollar for dollar.
Depending on the improvement most buyers won't give you 100%.
6) Your Realtor is Wrong You know more than the experienced Realtor you hired to sell your home.
Even though you may have sold a few homes in your life you are still right and the Realtor who has sold possible hundreds of homes is wrong.
7) The real estate market is wrong Your Realtor is wrong, the Realtors who came through your home on caravan are wrong, all of the buyers who viewed your home and did not buy it are wrong.
You are right and they are wrong.
It is not overpriced.
Your home is a good value.
