    • 1). Find a blank contract. The contract should be for the purchase of personal real estate. Most office-supply stores carry blank contracts. Online sites such as lawdepot.com offer contracts that you can print from your home computer. These contracts will include all of the basic information. Consult a professional if your circumstances are unique or too complicated for a self-created contract.

    • 2). Collect the pertinent physical description for the property. Include the exact address, a brief description of the property, number of bedrooms, square footage and the county-issued plat number. You can obtain the plat number by contacting your county assessor's office.

    • 3). Add the purchase price in the designated location on the contract. You can verbally agree with the seller on the purchase price before writing up a contract or use this same contract to submit a formal offer.

    • 4). Determine what will be conveyed (included) with the home. These are items that are already in the home that you want to make sure are left behind when the seller leaves. Washing machines and refrigerators are common negotiation points.

    • 5). Add any contingencies to the contract. Contingencies are events that must happen before the sale. Sale of another property, qualifying for a loan and completion of agreed-upon construction items are common contingencies.

    • 6). Give a firm date for acceptance or counteroffer. The seller should be given at least 24 hours to respond to the offer by either signing the offer or returning a written counteroffer. Once both parties have agreed to all terms, you have a binding contract.
