How to Repair Concrete Foundations

    Leaks

    • 1). Examine the leak. Leaks are extremely difficult and time-consuming repairs, so if you can live with the problem, don't try to repair it. If you must repair it, follow the steps below.

    • 2). Using a shovel, dig a large trench along the leaky side of the foundation. The ditch should reach all the way to the bottom of the foundation, where it meets the earth. It should be wide enough for you to climb in. Maintain an adequately shallow angle for the trench walls to avoid hazards from trench cave-in, slumping or collapse. If the foundation is pure concrete rather than blocks or bricks, skip the next step.

    • 3). Prepare the pre-mixed cement plaster and climb into the trench. Apply a thick coat of pre-mixed cement along the entire leaky wall in a thick, even coat, using a flat trowel. Leave the trench open, and wait 2 to 3 days for the plaster to dry and settle.

    • 4). Climb back into the trench and apply a layer of foundation tar, using a trowel. Wait another 2 to 3 days for the tar to dry.

    • 5). Backfill the excavation.

    If You Find a Crack

    • 1). Examine the crack. If it is much greater than 1 inch wide, this could indicate serious structure problems for your house. If this is the case, call a professional as soon as possible. If the crack is not as serious, follow the steps below to make a relatively easy repair.

    • 2). Insert the pre-mixed cement plaster into the crack. Pack it in tight, until no more can possibly fit. Smooth over the crack using a flat trowel.

    • 3). Wait a couple of days for the cement to dry, sealing the crack. Watch the crack in the future. If it continues to grow, call a foundation contractor as soon as possible.
