    Request for Full Reconveyance

    • 1). Contact your lender when you make the final payment on your home loan. Most lenders keep track of this, and will send you a notice that your mortgage is paid off. If you don’t receive a notice, contact the lender as soon as possible. States have varying rules pertaining to how long a lender has to issue a full reconveyance, however most states require this within 30 days of receiving the final payment.

    • 2). Contact the trustee named in the deed of trust that secures the mortgage to verify that a reconveyance has been issued by the lender. The trustee is usually a title company. They are responsible for recording the signed reconveyance sent to them by the lender. They’ll let you know that they’ve received the reconveyance and that it has been recorded.

    • 3). Follow up by asking the title company to run a property profile on your property to see if the loan has been removed as a lien. The title company keeps track of all public recordings and should be able to provide the property profile free of charge. Once recorded, the reconveyance document and the original trust deed and promissory note should be returned to you, and you should keep them as evidence that your mortgage was paid off.
