Renting a Bangkok Condo or Apartment – How to find that special deal – A Closer Look

The condo and apartment market in Bangkok is much different than say two years ago in that the condos which rented for 45,000 baht/month two years ago are now renting for 40k or even 38k baht/month. Currently it is a renters market and as good a time as any to find that special deal. Two years ago it would be very difficult to find a New and Modern 2 bed condo for less than 30k, this is not the case in the Bangkok Property market today. There are many modern condos out there which are 2 beds for 27k - 30k. Mind you getting large square meter in these new buildings is an impossible task. Most of the 2 beds in new buildings range between 50 - 80 square meters.

So what is the secret to finding that special deal? The answer to this is easy, find an owner whose condo has been un-rented for a while and they will give you the best deal. Now the question arises how do you find units that have been vacant for quite some time and an even better question is how do you find the owners? There is no easy answer to this. You could post some housing wanted ads and hope an owner sees it, but this is unlikely to work well because there are so many real estate agents scouring the wanted ads that most likely you would have a lot of agencies contact you rather than the owners.

One of the ways to make the task of finding owners who urgently want to rent their condos is going through an honest agency who will work for you. The problem is that some agents are trying to keep the price higher so that their commission will be more. I'm sure there are many honest agencies out there that will try and help you to the fullest. It would come down to going out with a few agents and getting a feel for whether they are trying on a sales pitch or if you can sense that they are genuinely trying to help you to the best of their abilities. Another way would be to be frank when you initially call an agent and tell them that you are looking for that special deal and not a condo at the current market prices.

There are so many rental agencies out there it is difficult to choose which one will work for you. Not only that but surfing through various websites and choosing units can be frustrating when you find out the condo or apartment listed is no longer available.  These days it is hard to find a site that is updated on a regular basis as well.

Most real estate agencies will shy away from putting a post date because it doesn't look good if the post date is 1 - 2 years old.
