    • 1). Take a class lien class through the local community college or real estate school. Be cautious of seminars that offer to make you rich and want to sell you their expensive program.

    • 2). Go online to your county’s website. County websites will often list available property tax liens, along with procedures to follow for investors.

    • 3). Before you buy a tax lien, investigate the property to determine if its market value significantly exceeds the lien amount.

    • 4). After you feel comfortable with the process, go online to other county websites in your state, and in states that interest you, or where you have a contact to investigate the property. Read the tax lien procedures involved for that county and state.

    • 5). Normally the tax liens are repaid, and the investor does not gain ownership of the property. Yet, if you gain ownership of the real estate and it is located out of your area, contact a real estate agent in that community to help you market the property for a quick sale.
