Let us suppose that you want to purchase an Anaheim real estate property so what you initially did is look for available properties through searching for online Anaheim MLS. You checked out the houses online, read its descriptions and viewed the pictures of all the Anaheim homes for sale included in the listings. You then visited the homes you liked and chose one that you felt is the best one for you. You negotiated with the seller regarding your purchase offer and fortunately, he accepted it. And now, your mind is maybe telling you that you are ready to the closing stage. You may also think that closing the deal immediately is a good idea so you can already be the official new owner of the house. However, the closing stage should not happen yet, until you make that final walkthrough to the house, just to make sure that everything is in place.
Just because you area already done with the home inspection does not mean that you do not have to make a final walkthrough of the house. This stage is not the same as the house inspection you are thinking of in your mind right now. The final walk through is different from that process where you and the seller discuss together the necessary repairs and improvements needed. Furthermore, it is also not a contingency. Final walkthrough, basically, is the process where you check the house and inspect it, only this time, to see if it is in the state where it is supposed to be, based on what you and the seller agreed together. The walkthrough can be performed several days or just houses before you officially make the closing deal. During the walkthrough, you have to check if the repairs and updates you discussed with the seller are already completed. This process is very essential so do not take it for granted and do not just let it pass without focusing you attention to it. Come walkthrough day, here are some of the things that you should be looking at:
1. Be sure to turn on and off the lights to check if the electrical wirings and the entire electrical system are working in its perfect condition.
2. Make a quick test of the appliances already installed in the house. Some homes are already equipped with appliances when you buy them, especially in the kitchen area so test all of them first before you close the deal. Pay more attention to the equipments and appliances running with electricity.
3. Check the water supply. By this time, there should already be a working water supply for the house. You also have to check for leakages coming from the sings and bath tubs. In addition, make sure that there are no problems with the shower, toilets and the faucets.
4. Try closing and opening the doors to check if there will be no difficulties using them when you move in to the house. You also need to check the garage opener to determine if it has problems.
5. It is also very important that you check the heating ventilation and air conditioning system of the house during the walk though. It should already be repaired and working perfectly before you sign the sales contract.
