Home Selling successfully comes down to presentation and homes that find buyers quickly are those that are 'theirs'

Have you looked at homes that have sold?

No matter what price bracket they are in, what you will usually find are some tastefully (but sparsely) furnished homes that anyone could live in -- with the emphasis on "anyone". The home could be 'theirs'. There may be a toy in the child's room, but no family photos on the walls.

The reason you want to make your home "theirs" is because you want buyers to view it as their potential home.

Family photos are your way of making your mark in your house but they may have a negative affect on buyers.

Put away souvenirs, photos, trophies, collectibles and childrens paintings. Don't just hide them but put them in a box.

Do not just put the box somewhere else in the house. Think positively; no need to pack it again you are now home selling and will be moving soon! If necessary rent a storage unit.

Part of successful home selling is preparation and that includes removing "clutter," which is the next important step in getting your house ready for sale.

Un-cluttering 'their' House

For most of us un-cluttering is difficult because we become emotionally attached to things in our home. We collect clutter everywhere just by living in the same place for a long time. You may not see it yourself but clutter does affect the way buyers see your home.

Rooms will look bigger, more appealing and 'theirs' if they are free of clutter. Clear out drawers, attics, closets, garages, shelves, and basements. You want to create as much open clear space as possible.

Look around. Invite a friend to help but try to avoid becoming defensive, home selling is stressful enough without damaging friendships! Ask your agent to assist you.

Neutralise 'their' Kitchen

Remove everything off the counters. I mean everything even the toaster and kettle. Place appliances you use daily in cupboards. Hopefully they are not full! Remove anything that rarely gets used?

Homebuyers will open all your cabinets and drawers, especially in the kitchen. They want to be sure there is enough room for their "stuff.Full cabinets send a negative message, not a positive one of plentiful storage space.

We all have a "junk drawer" - get rid of it. Go through every drawer and be ruthless...

Start using up foodstuffs, let your shelves determine your menus and use up as much as you can especially canned foods, they are heavy and you don't want to be lugging them to your new house.

Underneath the sink is crucial. Ensure it is as empty as possible and thoroughly clean. See if there are any tell-tale signs of water leaks that may cause a potential buyer to hesitate in wanting your home.

Your aim is to neutralise the whole house and make it 'theirs', that way it will appeal to more people and give you a better chance of home selling quickly. You may even like it living in 'their' house, it will be like being on vacation!
