Required Condominium Records

• The clerk of the superior court must keep records of the declaration of the condominium, and any amendments related to the real property deed of the condominium. These records include the name of the condominium, county, deed page number or document identification number, condominium plat books including site plans, and copies of mortgage, lease, lien or encumbrance documents as applicable.
  
  

Condominium Unit

• A condominium unit is defined by the boundaries formed by any walls, ceilings, floors, windows and doors of each individual unit. These boundaries are inclusive of plaster, lath, paneling, tiles, wallpaper, paint, fixtures, rooms and any other finished parts of each condominium unit. Any portions of ceilings, floors or walls that are located partially within another unit, or which constitute part of the load-bearing structure are considered common elements. Limited common elements include spaces or structures designed to serve an individual condominium unit, such as balconies, shutters, or doorsteps.
  
  

Georgia Condominium Insurance Laws

• Georgia`s 2008 Condominium Law, HB 1121, clarifies the property that condominium associations and unit owners`of a condominium must insure. According to the act, condominium associations must have insurance to cover all the common building elements. These elements include building roofs, exterior walls, and foundations. The condominium association must insure the following elements at the full cost of replacement: heating, ventilation, air-conditioning and cooling systems, interior walls, floors, electrical, plumbing, appliances, cabinetry and fixtures.
  
  

Unit Owner Insurance Requirements

• It is the responsibility of the unit-owner to purchase insurance to cover the value of the owner`s personal property, any improvements or upgrades to the interior of the condominium unit, or damages to the interior of the condominium unit.
